Sell a Home with Confidence During a Senior Living Move
An introduction to how Senior Living CPO helps seniors and their families coordinate a home sale with a move to independent living, assisted living, or another senior community.
How it works
A senior, family member, senior living community, or real estate agent can contact a Senior Living CPO Expert. You do not need to be referred by a participating community.
The Senior Living CPO Expert begins with a confidential conversation with the senior and anyone they choose to involve about their goals, preferred community, timing, financial needs, and current home.
The expert reviews the home and explains the available selling paths, including a traditional CPO listing and, when appropriate and eligible, the CashCPO cash-out option.
The expert works with the senior, family, community, and other professionals already involved to coordinate the home sale with reservation deadlines, deposits, moving arrangements, and the preferred move-in date.
When appropriate, the senior can move first—without living through repeated showings, repairs, cleaning, or other property preparation.
After the move, the Senior Living CPO Expert coordinates the preparation and marketing of the vacant home to help achieve the strongest practical resale.
When the resale is completed, the seller receives the remaining proceeds according to the selected program’s terms.
who this helps
Senior Living CPO is designed for:
Seniors preparing to move into independent living, assisted living, memory care, or another senior community.
Adult children, caregivers, powers of attorney, and family members helping coordinate a move and home sale.
Families who may need access to home equity for a reservation, entrance fee, moving expenses, or other transition costs.
Senior Living communities that want residents and families to have a clearer, less stressful real estate option
Senior Living Directors who tire of 'bumping' seniors from the wait list

7 KEY ADVANTAGES
In most cases, your Senior Living CPO Expert will also serve as your listing agent. If you already have another real estate agent, the CPO Expert can work with that agent to coordinate the Senior Living CPO process. Either way, you and your family do not have to manage every part of the transition alone.
You do not have to coordinate the home sale with the senior living community yourself. Your Senior Living CPO Expert aligns the plan with the community’s waitlist, reservation deadline, and your preferred move-in date.
Your expert creates a coordinated timeline designed to reduce the risk of losing a preferred apartment or care placement while waiting for the home to sell.
When you are eligible, your expert helps arrange access to a portion of your home equity for entrance fees, deposits, moving costs, or other transition expenses before the final resale.
Your expert can develop a plan that allows you to move without living through repeated showings, constant cleaning, repairs, and property preparation.
You do not have to find and manage every service provider yourself. Your expert coordinates the appropriate downsizing, cleanout, estate-sale, legal, repair, moving, and real estate resources.
You and your family have one knowledgeable real estate point of contact who coordinates with the senior living community, power of attorney, service providers, and other professionals involved.
After you move, your Senior Living CPO Expert either prepares and markets the vacant home as your listing agent or coordinates with your existing listing agent and service providers—helping ensure the property is properly prepared and positioned to protect its value and provide future equity for the senior depending on market conditions.
