“Seller Says” -

An INCOMPARABLE HOMESITE

Our Neighborhood is quiet place with friendly neighbors. Waving one's hand is common, along with small talk. Although sometimes the enjoyed chit chat may linger, as all may be in the mood for 'chewing the fat' as the old saying goes.

Mars Hill has accommodating fast foods & Dining Places. Papa Nicks is a favorite, along with the Stack House, Sweet Monkey and Baa'd Sheep Burritos. Weaverville has a plethora of restaurants from which to choose. Also a SC Market & a local farmers market ( seasonal ) on Saturday mornings. If one wants Specialty Restaurants, Weaverville is only 15-20 minutes away, Asheville's 25-30 minutes.

There are many conveniences in Mars Hill, a few are ; Main chain Grocery Store with a Starbuck's, A Dollar Store, Gas Stations, Bank, Post Office; A Medical Center with it's own pharmacy & good doctors; Dentist, Chiropractor, Garden / Yard / Hardware store, a Vehicle Repair Service, and many more.

Mars Hill College & schools are just a short drive away. The College has special Entertainment events throughout the year, open to the public. This town also hosts annual sidewalk festivals celebrating this region's cultures.

Before we bought the property, we were drawn to the beautiful mountains views that surround our home location. We stood on the deck awed! A quiet country location, private, with nice neighbors spaced here and there. The topography has assured our privacy for 24 years. The Ivy River Frontage was a big plus for us, knowing that if we ever wanted, we could access directly by making a zig-zag trail down our land. Or one can also drive to Lower Gabriel's Creek Rd. to access the River.

The main house had many goodies that attracted us; a big open country kitchen with many custom built oak cupboards and a pantry. A matter of fact all cupboards in house are custom built. Another big plus; a big master bedroom( with adjoining master bath) bedroom double doors facing the south-east to greet one in the morning with many beautiful sun rises. Then at the end of the day with the moon in view ambling over the mountains invites one to enjoy the evening on the back deck. Oh yes, & the Ivy River can even be heard especially with accumulated rain from the distance mountains. Relaxing nature sounds for bedroom sleeping & enjoying summer nights on deck .

Peace, solitude, & honeysuckle surrounds this home site overlooking “Rainbow Valley”, below. The spectacular sunrises and sunsets are a photographer & painter’s dream. The rugged valley hills yield large and small game to the adventurous hunter using camera, or weapon.

The Main House:

Start with a stick built 2800 sq. ft., 3 bedroom, plus a bonus room/bedroom, with 3 full baths. Add a large open kitchen sharing a cedar cathedral ceiling with a large sunken living room, & dining room. The master bedroom, double sink vanity & bathroom are on the first floor; along with a family room. The remaining rooms are on a 2nd floor. All setting a top a 3/4 basement, with a 1 & 1/2 car garage, &, 2 furnaces (gas and solid fuel). A whole house backup propane fueled Kohler Generator. Each house also features buried 500 gallon propane tanks, & buried 200 Amp electrical service.

The living room picture window frames an ever changing view of the Blue Ridge Mts. An approximately 1000 sq. ft. deck wraps around the main house. The house was started in 1982, & completed by 1994. ( It reminded us of Noah's Ark resting on a mountain). Many remodeling options exist for other taste preferences, or updating! Add to this the new Fiber Optics Internet service available to both homes!

Second home or guest house / rental

The main house deck views start on the left with a 1100 sq. ft. (living space) rental, or family member apartment/home. It can also be a Bed & Breakfast, or a vacation home.

This 2nd House/Apartment: features 2 bedrooms & a bonus room , 2 full baths, (the master bath contains a large hot tub). An open kitchen & living room share a cathedral ceiling with 2 skylights and a laundry room. Outside are 2 decks. All this sit’s on top of a 2 car garage and shop. The garage fire-wall can be removed without compromising structural integrity to enlarge garage or shop, if desired.

Now, a panoramic left to right visual sweep (from the main house deck) continues the (approx.), 300 degree view; starting where the forest meets lawn, (behind the rental/‘in-law’ apartment). A possible glimpse of Mt Mitchell, ( highest of the distant Blue Ridge Mts.) over shadows pastoral farm lands. Next; is the beautiful, deep mysterious, Ivy River Gorge in which the estate’s (approximately 5 acres) offers 375’-400' of river frontage. We understand the Ivy River supports native trout, yellow perch, black bass, etc. We believe the distant mountains (beyond the gorge) are the Newfound Mts.

The lawn surrounding both houses was landscaped to provide a mini-park setting on 3 well drained levels. A hidden farmette, below, embraces a large pond which fills the night with the sound of peepers (frogs) in the Spring & bullfrogs, the remaining long warm weather months. Our mountain home site also offers solitude for meditation or celebration.

For someone, all this fits the Real Estate mantra of "Location, Location, Location,” because the College Town of Mars Hill is (approx.) only 3.2 miles away, (reminds some of Mayberry). Mars Hill & Marshall (20 minutes W. on Route 213) are the hub of regional music (Bluegrass & Gospel). Mars Hill is conveniently located off Interstate 26, which can easily connect you to I-240, I-40, I-81, etc Heading further W. is the town of Hot Springs offering genuine hot springs and river rafting! The Wolf Laurel Ski Resort (N.E.) has it’s own air landing strip, & can be accessed in only 20 minutes. Weaverville & Asheville (to the S.) offer diverse dining, entertainment, & access to the Blue Ridge Parkway. Truly an INCOMPARABLE HOME SITE !
