U.S. Home Price Forecast: What Could Happen in the Next 12 Months?
Updated: 2 days ago
Wondering where home prices could be heading?
These maps show the forecast for the next 12 months, with a closer look at selected states, metro areas and local markets. Whether you are thinking of buying, selling or simply keeping an eye on your home’s value, the most useful picture starts close to home.
By 2026, most US markets are declining, and those still forecast to rise are often seeing slower price growth.
We often suggest waiting it out if you can, especially if you are not intending to buy another home, which will also likely go up in price while you wait it out.
In 2026, we are expecting the next peak to fall in 2031 - 2033. Depending on where you are today, here is how those future years typically translate to major life chapters:
If you are 45 today (50–52 then): You will be entering your peak earning years, perhaps navigating milestones like college tuition for children or shifting your personal focus toward serious retirement preparation.
If you are 55 today (60–62 then): You will be approaching the standard runway for retirement, making crucial decisions about career wind-downs or early retirement options.
If you are 65 today (70–72 then): You will likely be fully immersed in retirement, managing social security timing, enjoying lifestyle freedom, and focusing on health and longevity.
If you are 75 today (80–82 then): Your priorities may center on legacy planning, maximizing time with family, and ensuring your retirement assets continue to support you comfortably.
We don’t have a crystal ball. If we could time the market perfectly, we’d all be millionaires! This diagram illustrates broad market cycles and sentiment. Dates, turning points, and the curve are approximate and informed by historical patterns and market observations — not a forecast or guarantee. Local markets and individual properties may move differently, speak with your trusted real estate agent, CPA and other advisors to get their input.
Types of Homes That Are Often Most Affected During a Price Decline:
1) Second Homes. Owners grow weary of managing multiple payments, HOA fees, and other expenses when maintaining more than one property, especially when budgets are tight. 2) Condos and Townhomes. Budget constraints and HOA fees can impact these properties. 3) Below Par Homes. With increased competition, homes that haven't been updated in the last 10 years and lack significant marketing (think SPOTLIGHT) usually take longer to sell.
