Senior Living CPO
Sell a Home with Confidence During a Senior Living Move
An introduction to how Senior Living CPO helps seniors and their families coordinate a home sale with a move to independent living, assisted living, or another senior community.
How it works
A senior, family member, senior living community, or real estate agent can contact a Senior Living CPO Expert. You do not need to be referred by a participating community.
The Senior Living CPO Expert begins with a confidential conversation with the senior and anyone they choose to involve about their goals, preferred community, timing, financial needs, and current home.
The expert reviews the home and explains the available selling paths, including a traditional CPO listing and, when appropriate and eligible, the CashCPO cash-out option.
The expert works with the senior, family, community, and other professionals already involved to coordinate the home sale with reservation deadlines, deposits, moving arrangements, and the preferred move-in date.
When appropriate, the senior can move first—without living through repeated showings, repairs, cleaning, or other property preparation.
After the move, the Senior Living CPO Expert coordinates the preparation and marketing of the vacant home to help achieve the strongest practical resale.
When the resale is completed, the seller receives the remaining proceeds according to the selected program’s terms.
who this helps
Senior Living CPO is designed for:
Seniors preparing to move into independent living, assisted living, memory care, or another senior community.
Adult children, caregivers, powers of attorney, and family members helping coordinate a move and home sale.
Families who may need access to home equity for a reservation, entrance fee, moving expenses, or other transition costs.
Senior Living communities that want residents and families to have a clearer, less stressful real estate option
Senior Living Directors who tire of 'bumping' seniors from the wait list
6 Key Advantages

Protecting Seniors
Senior Living CPO Experts coordinate the home sale with community waitlists, reservations, and move-in dates, reducing the risk of losing a preferred apartment or care placement.

Give the Family a Clearer Process
Adult children, powers of attorney, and other decision-makers receive clearer information about the home’s condition, timing, costs, and expected proceeds.

Coordinate the Moving Parts
Senior Living CPO Experts manage the home-sale schedule to minimize repeated showings, constant cleaning, and last-minute repairs during the move.

Reduce Showings and Disruption
Senior Living CPO Experts can create a plan that allows the senior to move without living through repeated showings, constant cleaning, repairs, and property preparation.

Access Home Equity
When appropriate and eligible, the CashCPO option can make funds available for entrance fees, deposits, moving costs, and other transition expenses before the final resale.

Move First, Then Sell for Value
When appropriate, the senior can move first. The Senior Living CPO Expert then coordinates preparing and marketing the vacant home—usually as the listing agent or alongside the chosen agent—to pursue the strongest reasonable resale.

Frequently asked questions (FAQs)
What is Senior Living CPO?
Senior Living CPO is a coordinated home-selling program designed for seniors moving to independent living, assisted living, memory care, or another senior community. A Senior Living CPO Expert helps organize the real estate plan around the senior’s timing and needs.
Do I have to choose the CashCPO cash-out option?
No. The expert explains the available paths, which may include a traditional CPO listing and, when appropriate and eligible, the CashCPO cash-out option. The senior and family choose the path that best fits their circumstances.
Can a senior move before the home is sold?
In appropriate situations, yes. The plan may allow the senior to move first so the vacant home can be cleaned, repaired, refreshed, and prepared for market without disrupting the senior with repeated showings and property work.
Can Senior Living CPO work with an agent we already have?
Yes. A Senior Living CPO Expert will often serve as the listing agent, but the expert can also coordinate with an existing listing agent and the other professionals involved in the transition.
Can the program help with deposits or moving expenses?
When the homeowner and property qualify for the CashCPO cash-out option, part of the home’s equity may become available before the final resale. It may help with entrance fees, deposits, moving costs, or other transition expenses. Eligibility, timing, amounts, fees, and terms vary.
Who coordinates downsizing, cleanout, repairs, and the sale?
The Senior Living CPO Expert serves as the real estate point of contact and coordinates the appropriate local resources. Depending on the family’s needs and local availability, those resources may include organizers, movers, estate-sale professionals, home-clearance services, contractors, attorneys, and real estate professionals.
Do we need a referral from a participating senior living community?
No. Seniors, family members, senior living communities, and real estate agents may contact a Senior Living CPO Expert directly. A participating community referral is not required.

National Program Director
For 14 years, I served as the director of a large senior living community. That experience gave me firsthand insight into the real—and sometimes heartbreaking—challenges seniors and their families face when a move must happen before a home can be sold.
As National Program Director for Senior Living CPO, I lead our mission to protect seniors from rushed, below-market home sales and help families coordinate the real estate around the move—not the other way around.
I lead and continue to grow a nationwide network of Senior Living CPO Experts who share this mission and want to serve seniors, families, and senior living communities with patience, clarity, and care.
