VRBO or Full-Time Ready
Imagine having the flexibility to make this Asheville retreat fit your life. Live here full-time, enjoy it as a second home or continue its long and successful history as a short-term rental.
Set on 1.41 wooded acres just outside Asheville city limits—and only about five minutes from downtown—the home offers a rare blend of privacy and convenience. Whole-home short-term rentals are tightly restricted within Asheville, making this county location particularly noteworthy. The property has welcomed vacation guests for more than 11 years, while remaining every bit as appealing as a comfortable full-time residence.
Relax by the fireplace, gather in the updated kitchen or step outside to covered porches, expansive decks, a hot tub, fenced dog area and private backyard trail. Whether you picture peaceful everyday living, a mountain getaway or an income-producing property, 18 Rollingwood Road offers exceptional possibilities. Buyers should independently verify current zoning, permitting, occupancy-tax and rental requirements.

"Seller Says"
'Seller Says' gives buyers the story behind a listing, straight from the people who know the home best.
Sellers share what they love about the property, neighborhood, local restaurants, conveniences and everyday life, and we turn those insights into engaging, authentic content that helps buyers connect with the home before they ever step through the door. It’s more than a list of features, it’s the character, experience and local knowledge that make a property feel like home.
VRBO (short term rental) listing
Proven Success
I have owned this home for 11 years, and during that time it has been extensively remodeled and operated as a very successful vacation rental. The location has been an enormous advantage: guests can enjoy a peaceful, wooded setting on Beaucatcher Mountain while being only about four to five minutes from downtown Asheville and two minutes from I-240.
The home’s VRBO history speaks for itself. It currently has 231 guest reviews, a 10-out-of-10 “Loved by Guests” rating, and recognition among the top 10% of guest-reviewed properties in the area. Guests especially appreciate the location, spacious bedrooms, well-equipped kitchen, group-friendly layout, and easy access to downtown Asheville, area restaurants, shopping, the Blue Ridge Parkway, and the Biltmore Estate.
Room to Gather
The home offers four bedrooms, three bathrooms, and comfortable sleeping accommodations for up to 10 people for VRBO purposes. Three bedrooms are on the main level, including the primary suite, while the private upstairs bedroom over the garage has its own full bathroom and a cozy cabin-like atmosphere.
This has been a wonderful home for family gatherings, reunions, retreats, couples traveling together, and groups with children. The large rooms and multiple indoor and outdoor gathering spaces allow everyone to spend time together without feeling crowded.
Made for Entertaining
One of my favorite parts of the home is the beautifully remodeled gourmet kitchen. It features custom cabinetry, granite countertops, a large gathering island, a Bosch five-burner gas cooktop, Wüsthof knives, hammered copper cookware, and plenty of thoughtful extras for guests who enjoy cooking and entertaining.
The enormous front porch and multi-level deck provide wooded mountain views and abundant seating. There is also a firepit, a private six-person hot tub, and a covered, festively lit recreation area with ping-pong, foosball, and darts. Even the ping-pong table can be transformed into a dining table that comfortably seats 10 beneath the lights.
Asheville Convenience
The setting feels tucked away in the woods, yet everything that makes Asheville special is remarkably close. Guests have repeatedly praised the easy access to downtown, local restaurants, shopping, natural areas, and the Parkway. Garage parking is another uncommon convenience for a vacation rental this close to town.
The home is also pet-friendly and includes a small fenced backyard, reliable internet service, smart televisions, whole-house on-demand hot water, a fireplace, and inviting outdoor spaces.
A Special Opportunity
This property offers much more than a beautifully remodeled Asheville home. It comes with an established history of welcoming travelers and delivering memorable group experiences. Someone could purchase it simply as a warm and spacious mountain home, or explore continuing its legacy as a vacation rental.
You can see the property’s guest reviews, photographs, amenities, and rental presentation on its current VRBO listing. https://vrbo.onelink.me/ItNz/5oj7b46h
