Gated Communities in Asheville and Hendersonville NC

Across the country, discussion of gated communities often strikes up a fierce debate. Is a gated community striking up a fortress mentality, or offering exclusivity and privacy to those that live within the gates? According to the 2009 Census Bureau data, more than 10 million housing units are in gated communities, where access is ‘secured with walls or fences,’ Between 2001 and 2009, the United States saw a 53 percent growth in occupied housing units nestled in gated communities. Gated communities are clearly in a growth stage. Secured or gated communities appear to be most popular in the West and South, with approximately 40% located in western states and 39% within southern states. The least popular area for gated communities is in the Midwest region, where there are only about 8%. The remaining 13% are located within the Northeast.

These are neighborhoods which are surrounded by gates, sometimes guarded by security personnel who monitor the comings and goings of people on the grounds.

People who love living in a Gated Community consider the benefits as:

  • A sense of security, as the comings and goings of people in the neighborhood is monitored. Gated communities tend to have lower crime levels.

  • The feeling of exclusivity, brought about by living in a more elite area.

  • The privacy afforded generally leads to less ‘door-knockers’ and ‘lookers’ driving around.

  • Standardization of appearance, with most gated communities having architectural and home owner’s standards, as well as boards that govern the activities.

  • Reduced traffic, as the traffic is contained in the neighborhood.

Of course, there are always other considerations to every type of neighborhood, which in this case could include:

  • The higher cost of the homes. Of course, these homes also tend to retain their value.

  • Maintenance and ongoing costs of living in a gated community, such as property taxes and fees to the homeowner association, perhaps even spending more on landscaping to keep an even look amongst the homes. There is likely to be more ‘peer pressure’ to keep one’s home up!

  • The most common complaints in a gated - or non-gated - community are the rules. The ‘strictness’ of the rules can vary, from picking up dog poop, to what color you paint your home and what kind of plants you can plant. It’s wise to check in with the president of the HOA, or even better, to stroll around the neighborhood and talk to residents.

For many people, proven by the growth of gated communities, the benefits far outweigh the drawbacks.
